All applicants seeking to rent from TrueLane Management must comply with TrueLane Management's Resident Selection Criteria. To make leasing decisions, TrueLane Management uses rental application responses, and information provided by third parties including but not limited to credit reports, criminal records, and rental history records. Any action resulting from a rental application will conform to all applicable federal, state and local laws including all fair housing rules and regulations. The Resident Selection Criteria listed below will, all or in part, be considered when approving or declining applications. Applicants who fail to meet the Resident Selection Criteria or who submit false or misleading information will be denied.
Applicants must provide proof of gross monthly income equal to a minimum of 3 times the monthly rent. Income will be verified by one or more of the following means depending on applicant's employment status:
A negative rental history may result in an application being denied or conditionally approved subject to an increased security deposit. Negative rental history items include, but are not limited to:
In cases where an applicant has no rental history or TrueLane Management is unable to verify applicant's stated rental history, an application, at TrueLane Management's sole discretion, may be denied or the application may be conditionally approved subject to an increased security deposit where permitted by law.
Applicants with credit scores under 600 or applicants without established credit, are subject to TrueLane Management's sole discretion to determine if income and background are sufficient to approve the application.
TrueLane Management may require an increased security deposit for applicants with credit scores under 600.
Criminal background checks will be performed on each applicant. Criminal history may be grounds for denial of an offer of residency depending on the type, number, and age of the criminal convictions. Each applicant’s criminal history will be considered on a case by case basis.
Any co-signor or guarantor for any applicant must also complete an application, the screening process, pay the application fee, and meet all minimum requirements listed in this Resident Selection Criteria.
Co-signers or guarantors must also provide proof of gross monthly income equal to a minimum of 4 times the monthly rent.
