RENTAL APPLICATION PROCESS


Life is full of hassles; renting a home shouldn't be. Our process is simple, driven by technology, and supported by people willing and able to help - so you can enjoy your home carefree. Applying is easy! Your application can be completed entirely online.

This overview will help familiarize you with the online application process and associated requirements. We recommend gathering all required information and documentation prior to starting an application. Doing so will allow you to complete your application in the shortest time possible. Before choosing to apply, please review the TrueLane Management Resident Selection Criteria page and Pet Policy to be sure you meet all minimum rental requirements.

APPLICATION STEPS

After finding an available home and clicking the apply button:

Create an account (or log in if you already have an account).
Review and digitally sign the Resident Selection Criteria acknowledgement form.
Complete the online application by providing current and previous addresses, current and previous employment information, and personal information such as DOB and SSN (required for screening).
Provide the names and ages of all additional adult and minor applicants including all prospective residents and additional leasees (such as non-resident guarantors).
Complete application details for each additional adult applicant or email them a link to self-complete their portion of the application.
Upload required documents for each adult applicant including Identification (U.S. Driver's License, Passport, ID Card or Visa) and Proof of Income (pay stubs, prior year schedule C, offer letter, or other official records demonstrating income).

Pay the non-refundable application fee of $65.00 per adult applicant.

Pay a Lease Administration Fee of $249 at lease signing or prior to move-in.
A Lease Administration fee is a completely separate cost from a security deposit.

ADDITIONAL DISCLOSURES

All conditions of the application process AND the Resident Selection Criteria must be met for an applicant to receive an approval.


Application fees are non-refundable regardless of the application outcome. Application fees returned by the bank will result in an additional $25.00 charge to the applicant.


Pay a Lease Administration Fee of $249 at lease signing or prior to move-in.
A Lease Administration fee is a completely separate cost from a security deposit.


If multiple applications for one home are received, TrueLane Management will continue to accept and process applications in the order received until we have an approved applicant with a paid deposit.


A home continues to be considered available until such time as it is removed from TrueLane Management's Web site, truelanehomes.com. Applying for a home does not guarantee its availability.


Providing false or misleading information is grounds for rejection of an application and forfeiture of any application fee and, if subsequently discovered, a basis for termination of a lease agreement.


Any action that results from a rental application submission shall conform to all applicable federal, state, and local laws including all fair housing rules and regulations.
